Model Homes of Hilton Head, Inc. was founded by Tom Jacoby to provide its customers with quality construction at the fairest possible price. We are able to achieve this goal by working only with the most competent subcontractors the Hilton Head area has to offer. The company has a select pool of subcontractors to choose from for each and every job. The company requires all subcontractors to bid against each other and then the company then takes the best bid and adds its overhead and profit to the bid and passes the best possible price along to its customers.

Naturally a subcontractor is not added to the bidding pool unless they are able to perform the work to Model Homes’ high quality standards.
The company, as led by Tom Jacoby, has some major advantages over other building companies. First Tom is a licensed S. C. Contractor and a licensed S. C. Real Estate Broker. In fact, for many years Tom was one of the top realtors on Hilton Head and founder and managing partner of the very successful real estate company Lighthouse Realty. Most of the top realtors presently working on Hilton Head (the #1, 2 & 3) got their start under Tom. In addition to his real estate knowledge Tom has been involved in building over 1,100 homes on the island, by far more than any other builder. This experience is passed along to the customer in the form of designs that no other company possesses. Model Homes has built just about every type of home imaginable in every plantation including Sea Pines, Shipyard, Wexford, Long Cove, Palmetto Dunes, Port Royal, Hilton Head Plantation, Palmetto Hall, Indigo Run, Rose Hill, Windmill Harbor, Colleton River, Belfair, The Crescent, Hampton Hall and Berkeley Hall.
Tom also has an extensive background in development. He is co-founder of two golf courses, Old South Golf Links and Old Carolina Golf Club. He was the developer of several highly successful projects, Bermuda Pointe and Oakview subdivisions, and is currently developing Fuller's Pointe, a 19 townhouse project on Skull Creek; The Jarvis Creek Club which is a 40 home development on Jarvis Creek; Hanahan Place and Woodpecker lane (a 16 home project and a 8 home project) located near the Hilton Head Schools; as well as, the luxury Town homes of Berwick Green located in indigo Run on the Golden Bear Golf Course. Model homes of Hilton head is also one of 5 preferred builder’s in Hampton Hall and has been invited to participate in Hampton Lakes builder developer program.
The company has the experience and expertise to build small homes in the 1500 to 1700 square foot range, as seen in the Oakview and Hanahan Place developments, as well as the super luxury homes up to 7000 sqft, as seen in, Wexford, Long Cove, Colleton River, Berkley Hall and Belfair.

Basically the company is family owned and operated. Tom is assisted by his wife and childhood sweetheart Sue, who handles the selections for the Model Home Program. His sons Bryan and Bubba, and his cousin Joan, also work in the company. Bryan is in charge of the real estate company and assists his Dad in the everyday duties of a developer. Bubba was born with a hammer in his hand and is the lead superintendent in charge of construction of the Model Home Program.

The company is blessed to have seven other hard working employees. Buzzy, and Woody are field superintendents in charge of both custom and spec homes and have extensive backgrounds in the construction field. Heinz handles customer service calls from our homeowners. The office is rounded out by three women who are not family but feel like family. Noreen and Autumn is in charge of watching the customers' dollars and paying all the bills, and Roxanne is our custom home coordinator.
This relatively small company of fourteen people has the ability to develop, design, permit and construct approximately 50 homes each year, a task companies twice their size cannot achieve. This success is only possible because each employee is a highly trained and effective person.
